These terms apply to the use of thehostkeeper.com and to the services of The Hostkeeper, a brand of JOOP Consulting BV.

What this site is
This website is informative. The figures, examples and projections you read here are examples, not a promise of income. You receive a concrete proposal only after your free audit and our introduction call.
The free audit
The audit is free and without obligation. We prepare it based on the details you provide and on publicly available market data. We send it within 48 hours of your request.
The service
Hostkeeper Full Care costs 20% including VAT of the net accommodation income that actually comes in. No booking, no fee. There is no fixed cost and no setup cost.
Cleaning, linen and repairs are passed on at cost price, with the receipts. Above 150 euro we always ask for your approval before a repair.
The Launch Pack costs 650 euro once and is optional.
Term and cancellation
The agreement can be cancelled monthly, without penalty. Existing bookings are still handled properly. Your listing stays on your account, with your reviews. If you stop, you take everything with you.
Your responsibilities as an owner
- You own the property or have the express permission of the owner to rent it out
- The property complies with the applicable rules on tourist rental, fire safety and registration
- The property is properly insured for rental to guests
- You provide us with the information and access we need to manage your property
Liability
We do our work with due care. We are not liable for damage caused by guests, by third parties or by force majeure, nor for lost income due to cancellations or platform decisions beyond our control. Damage caused by guests is claimed through the platform guarantee.
Your own use
Your property stays yours. You block your own weeks whenever you want, high season included. Hosting your own guests is always fine.
Intellectual property
The texts, photos and the brand The Hostkeeper belong to JOOP Consulting BV. Photos we have taken for your property remain yours to use for your own listing.
Applicable law
Belgian law applies to these terms. Disputes belong before the competent courts of the West-Vlaanderen district, Bruges division.
