Short stay rental in Portugal runs through Alojamento Local. Your home gets a registration number that has to appear in every listing; without it the platforms take your listing down. The application goes through the municipality, via the national desk. Lisbon adds one thing: the city restricts new registrations in a number of districts where pressure on housing is highest. So we look at the address first and tell you plainly what is possible before we start anything.
The city also charges a tourist tax per guest per night. We include it in the booking, collect it and pass it on, and you see it back in your monthly report.
The rest is the same work as in Belgium. We put your listing on Airbnb, Booking.com and Vrbo, answer guest messages seven days a week in four languages, work with fixed local partners for cleaning, linen and repairs, and keep your prices in step with the market. The rate is the same too: 20% excluding VAT of your net accommodation income, no fixed cost, cancel monthly, and the listing stays in the owner name.
of your net accommodation income, excluding VAT. No fixed cost, no setup cost, cancel monthly.
