That changes the arithmetic entirely. In northern Europe you earn your year in July and August. Here the profit sits in the months many owners leave empty because they are not there: October to April, with golfers in spring and autumn and long stays in winter. Fewer changeovers, a lower cleaning cost per night, and a calendar that carries rather than spikes.
Legally this is not the Costa Blanca. Andalusia has its own rules: the property is registered as a vivienda con fines turisticos in the Registro de Turismo de Andalucia and receives a registration number that must appear in every listing. For that you need a valid licencia de ocupacion. The rules also set concrete requirements for the property itself, such as cooling in bedrooms and living room, heating for the winter months, a first aid kit and official complaint forms.
There is one more obligation owners often miss: every guest has to be registered with the authorities. That now runs digitally and is not a formality you can skip. We do that registration on every arrival.
