Couples coming for a long weekend, visitors combining a conference or an event with a few days of sun, and in winter northern Europeans staying for weeks because everything is walkable. That means shorter stays but far flatter occupancy across the year.
What counts in a listing here is different from the coast. Walking distance in minutes to the beach and to the old town, whether there is a lift, and how quiet it is at night. That last one is no detail in the centre: an apartment above a terrace in summer generates complaints you avoid with an honest description up front. We would rather put it in than leave it out and collect the review.
Because it runs year-round, a good pricing strategy fills the winter with longer stays instead of empty weeks. That calls for a separate price structure per period and a minimum stay that goes up in December rather than down.
