What coliving is, and what it is not
A house let room by room, with a shared kitchen and living room. Not student digs and not a hotel: adults on their own contract who share a home.
Every resident has their own contract and pays their own share. If one leaves, the rest keeps running. That spreads your risk over five or six people instead of one.
Utilities, internet, cleaning of the shared areas. One fixed amount a month, because that is what this audience looks for and it prevents endless arguments.
The difference between coliving that works and coliving that empties out sits in the shared space. Cut corners there and within a year nobody is renting from you.
We build your own website with it.
Most coliving houses hang entirely off one platform. That works, until you notice you are paying commission on every room, every month, and that after three years you have built nothing that is yours.

With the name of the house, the photographs, a page per room and the availability. Not your building among two hundred others, but your house at its own address.
Candidates fill in a form we see immediately. No middleman, no commission, and the data stays yours.
The same approach as our own site: fast pages, the right structured data and copy written for the search terms of your city.
Room free, room gone, new photographs after a refresh. You never have to log into a system.
The site stays yours. If you stop working with us, you take it with you, domain name and content included.
From plan to running house.
Coliving is more setup work than ordinary letting and much calmer afterwards. We do both parts.
Why owners choose this.
Not because it is simpler. Because a large building often performs badly as one home and suddenly adds up as coliving.
A house with six bedrooms rarely finds one tenant who pays what it is worth. Those same six rooms do find six residents.
In classic letting, one departure means a hundred percent vacancy. Here it means one room, while the rest keeps paying.
Young professionals, expats and people between two homes look for a place for six to eighteen months, furnished and without fuss. In most Belgian cities that supply is smaller than the demand.
Coliving is not short stay. Where a city is curbing Airbnb, this usually remains possible. What does apply, we work out per property.

What is in it.
From the website to cleaning the shared kitchen. This is the full package, so you know what you are handing over.
Splitting a house into rooms often requires planning permission in Flanders, and the rules differ per municipality. We work that out before a single room goes online: the permit, fire safety, the minimum floor area, any conformity certificate and where the occupants register their address. If it turns out not to be allowed, we say so, and we look at what your property can do instead.
A percentage per let room.
You get the percentage on request, because the number of rooms and the state of the building decide the work. Building the website and the photography are included in the setup, and you pay nothing for a room that sits empty.
