Leefruimte van een gemeubeld pand, klaar voor een bewoner van enkele maanden

Letting by three or six months.

More than an ordinary lease brings in, less work than Airbnb, and your property is not tied up for years. We handle all of it.

What mid-term letting is

Letting your property furnished to one occupant for three or six months, all in. Too long for a tourist, too short for a family settling down. That is exactly where an audience sits that almost nobody serves.

Three or six months

Long enough to keep changeovers low, short enough not to hand your property over for years. Two to four occupants a year instead of fifty guests.

Furnished and all in

Furnished, with internet, water, gas and electricity in the price. This occupant arrives with a suitcase and wants one amount a month, not settlements.

An occupant, not a guest

No check-in at eleven at night, no reviews, no counting towels. Someone who lives there and gets on with their life.

WHO RENTS THIS WAY

Who is looking for three to six months.

This is not a leftover group. These are people with a reason and a budget, and in most Belgian cities they find far too little on offer.

01
Expats on assignment

Posted for a six-month project, often with a housing budget from their employer. They do not want a hotel and cannot sign for nine years.

02
People moving house

The old place is sold, the new one is not ready. They need something in between that fits their family, not two rooms.

03
People renovating

Anyone having their home done up has to go somewhere. That period is rarely shorter than three months and almost always longer than planned.

04
Healthcare, research and teaching

Doctors in training, researchers on a grant, lecturers for one semester. All with a fixed end date and an employer behind them.

What these people have in common: they are not here for the city, they are here to work. That makes them quieter than tourists and more demanding about the internet and a proper desk.

WHY OWNERS CHOOSE THIS

The middle between two extremes.

We do all three forms, so we have no interest in pushing you towards one. This is where mid-term wins.

Slaapkamer met bureau in een gemeubeld pand
✓
Far fewer changeovers

Four a year instead of fifty. That saves cleaning, linen, wear and hassle, and it is the main reason owners switch.

✓
A higher rate than an ordinary lease

Furnished and all in sits above a bare rent per month. How much exactly depends on your property and your city, and we work that out for you.

✓
Your property comes back

After three or six months it is yours again. If you want to sell it, use it yourself or put it on Airbnb after all, you are not waiting years for that.

✓
Often allowed where short stay is not

Many cities and building associations restrict stays under thirty or ninety nights. A three-month stay falls outside that as a rule, but we check it for your address.

✓
No quiet winter

A contract starting in October simply runs through to March. Your calendar has no low season.

THE THREE FORMS

What you gain and what you give up.

We let all three ways. Which suits your property depends on the location, the rules and what you want to keep for yourself.

WHAT WE DO

From empty property to occupant moving in.

The same full management as short stay, only at a different rhythm.

1
Getting ready
✓Working out what still needs doing: furniture, internet speed, a proper desk and a chair you can sit at for hours
✓Professional photography, because this occupant books remotely and often does not view first
✓Building the listing in Dutch and English, because most of this audience does not speak Dutch
2
Finding the occupant
✓Publishing on the long-stay channels and the platforms for expats and companies
✓Following up direct enquiries, often from an employer or a relocation agency
✓Screening on income, employer and references, with a video call for those coming from far
✓Setting the price per period, because a stay starting in September is not worth the same as one starting in January
3
The start
✓Drawing up the contract that fits the term and the situation, and arranging registration where it is required
✓An inventory with a photographic record and the contents logged per room
✓Arranging the deposit and handing over the keys or the code
✓Keeping utilities and internet in our name, so the occupant pays one amount
4
During and after
✓Being the point of contact for the occupant, seven days a week
✓Repairs through our regular tradesman, above 150 euros with your approval first
✓Interim cleaning where that is agreed
✓Handling the changeover: check-out, inventory, deep clean, next occupant with no empty month
✓One monthly report with the rent, the costs and what happened
ALL INCLUDED

What is in it.

What is not in it
✕The furniture itself, though we help you choose and place it
✕Major works: a new kitchen, a new boiler, a renovation
✕Your insurance and your taxes

Before anyone moves in we work out whether a three or six month let is allowed at your address. If it turns out not to be, we say so and look at the form that does fit.

WHAT IT COSTS

A percentage of your monthly rent.

You get the percentage on request, because with mid-term the work sits in the changeovers and two a year is not the same as four. You pay nothing while your property sits empty, and there is no setup fee.
