From mid-March to the end of May, and again from mid-September to the end of November, Nueva Andalucía runs structurally fuller than the coast around it. The temperature is right for playing, the courses are in top condition and the northern European clubs plan their group trips. That is eight months in which your property can work, instead of two.
August is the weakest summer month here: too hot to play, and the beach crowd prefers to be closer to the sea. So we set a lower price with a shorter minimum in August and leave the margin where it belongs, in spring and autumn.
Why a second bathroom earns more here than a third bedroom
Four golfers with a half past seven tee time will not take turns in the shower. In the listings that do well here, the bathroom count sits as prominently as the bedroom count. Two bedrooms with two bathrooms puts you in a better bracket than three bedrooms with one, even though the property is smaller.
That also tells you where an investment pays off. An extra bathroom returns faster here than an upgraded kitchen.
