Your position inside Banús sets your price more than the apartment does. Front line on the marina, looking out over the yachts, is a different market from a flat four streets inland in the same urbanisation. We price per building rather than per postcode, and we put in the listing what a guest here actually looks for: walking distance to the port, a parking space, and whether the terrace faces south.
The other side of all that traffic is wear. A property running thirty-two changeovers across July and August looks different in September than it did in May. In Nueva Andalucía or Guadalmina a one-week minimum works fine: golfers and families book longer anyway. In Puerto Banús the average high-season booking is three to five nights. Put seven on it and you filter out exactly the bookings that earn the most per night.
We set the minimum per period: short in July and August, longer in spring and autumn to bring down the cleaning cost per night, and long enough in winter to attract extended stays.
What the VFT licence means in practice
Your property is registered as a vivienda con fines turísticos in the Registro de Turismo de Andalucía. That registration number has to appear in every listing, on Airbnb, Booking.com and Vrbo. Without it you risk a fine and the platforms take your listing down.
